随着经济的发展和国民财富的不断增加,不论对于个人还是企业而言,不动产投资都已成为重要的投资工具。在不动产投资分析过程中,如何进行项目定位与设计、如何选用科学合适的分析方法评估项目的可行性、如何平衡投资风险与收益等,都是需要认真考虑的问题。本案例以北京市2013年成交的农展馆北路8号地块作为投资分析对象,通过再现对该案例完整的投资分析过程,详细展现了投资环境分析、项目定位、项目设计以及项目财务测算等环节在不动产投资分析过程中的具体运用,并以此启发对不动产投资的多种思考角度。
With the development of the economy and the continuous increase of national wealth, real estate investment has become an important investment tool for both individuals and enterprises. In the process of real estate investment analysis, how to position and design the project, how to choose appropriate analysis methods to evaluate the feasibility of the project, how to balance investment risk and returns, etc., are all issues that need to be seriously considered. This case takes the plot of No. 8 North Agricultural Exhibition Hall Road, which was sold in Beijing in 2013 as the investment analysis object, and reproduces the complete investment analysis process of the case, showing in detail the specific application of investment environment analysis, project positioning, project design and project financial calculation in the real estate investment analysis process, and thus inspiring a variety of perspectives on real estate investment.
